Ceiling Plaster Repairs in Brighton & Hove
Brighton & Hove's Victorian and Edwardian housing stock is full of original lime plaster ceilings β beautiful when intact, but vulnerable to settlement cracks, water damage from ageing roofs, and the vibration caused by heavy traffic on the A23 and seafront roads.
Common ceiling repair jobs we handle across Brighton and Hove:
- Hairline crack filling on original lime plaster ceilings in terraced houses
- Repairing water-damaged patches after roof or bathroom leaks
- Stabilising and re-bonding blown plaster sections before re-decoration
- Skimming over artex ceilings to achieve a smooth finish
- Repairing cornicing and ceiling roses in period properties
- Loft conversion ceiling boarding and plastering
We combine ceiling repair with painting and decorating and wall plaster repairs to complete a full room in one job.

Frequently Asked Questions β Ceiling Plaster Brighton
Can you repair a ceiling without re-plastering the whole room?
In most cases yes. Patch repairs and crack-filling are our most common jobs and we match the texture of surrounding plaster as closely as possible. Full re-plastering is only recommended when more than about a third of the ceiling is damaged or blown.
How long does ceiling plaster repair take to dry before painting?
Fresh plaster needs a minimum of 4β6 weeks to fully cure before painting with emulsion. For smaller patch repairs, we recommend at least 1β2 weeks. Painting too soon traps moisture and the paint will peel. We advise on timing as part of every job.
Is artex on ceilings a problem in Brighton homes?
Artex applied before 1985 may contain a small amount of chrysotile (white asbestos). Before sanding or disturbing it, a test is advisable. We don't sand artex as standard β instead we skim over it with a bonding coat and finish plaster, which is safer, avoids any dust risk, and gives a smooth modern result.
My ceiling has cracked after a loft conversion β is that normal?
Some settlement cracking is common in the months after a loft conversion as the structure adjusts. Hairline cracks at joins or along joists are usually cosmetic and straightforward to fill. Wider or growing cracks should be investigated. We assess first and advise before any repair work starts.
